Commercial Roof Repairs That Fix the Problem, Not Just the Symptom.

Most roof leaks have a specific, identifiable cause. Finding it correctly the first time saves time, money, and repeat call-outs.

Repair First.

The Problem

You Have a Leak. The Question Is Where It Is Actually Coming From.

Water visible inside a building rarely enters at the point where it appears. It travels along structural elements, membrane laps, and insulation layers before making itself known. Repairing the wrong location is a common and expensive mistake.

Most repair failures are not the result of poor craftsmanship. They are the result of incomplete investigation. A targeted repair only works when it addresses the actual entry point.

Arcadia's Approach

We investigate before we repair. Systematic visual inspection, tracing water paths, reviewing flashing conditions, and identifying membrane failures all happen before a scope of work is prepared.

Where the cause is not visually obvious, we supplement with thermal imaging or core sampling to confirm moisture location and determine the extent of any insulation damage.

The result is a repair that addresses the source, not just the visible evidence.

What We Repair

Every Repair Type, Addressed at the Root.

Membrane Repairs

Blisters, splits, punctures, and seam failures in TPO, EPDM, PVC, and modified bitumen systems.

Flashing Repairs

Failed perimeter, penetration, and curb flashings that are the most common source of water ingress.

Ponding Water

Drainage corrections and slope adjustments that eliminate standing water and the accelerated membrane degradation it causes.

Fastener & Seam Failures

Resealing and re-fastening of lifted seams and backing failures before water tracks beneath the system.

Parapet & Coping

Damaged coping, parapet caps, and counterflashing that expose the wall-to-roof transition.

Drain & Scupper Repairs

Blocked, cracked, or improperly flashed drains and scuppers that prevent water from leaving the roof surface.
